For those that have been following me for a while, they ask, what is the average sales price compared to where I predicted it would be? Based on the last 20 flips/builds, it’s an average of 106% of the ARV I predicted. I tend to be conservative because I know I’m going to be held accountable to that number when it comes time to sell the home. I must admit, this amazing appreciation has been working for me, but I do factor appreciation/depreciation into my ARV analysis.
Talking about numbers, I’d love to introduce you to Matt Haistings, our numbers guy! Well, aside from being a wiz with data crunching and excel, he serves as our Buyer Specialist and Director of Operations.
